What is required to reserve a date?
When you have decided on a date, sent me an email. Letting me know you are sending the payment for the venue made out Holly Kuchar. I will send the 2 attachments (the contracts for the vacation rental and wedding addendum to P.O. Box 911, Fort Bragg, California 95437
What happens if I must cancel the event?
Please understand the venue fee in not refundable. The date can be changed or postponed if possible. If I am able to re-book the venue, I will return your venue fee payment.
When is the balance of the booking fee due?
The balance of the money is due 2 weeks before your check in date. As well as the $1000 security deposit and Special Event Insurance Policy. Please write both names and dates on check.
What is the address of the venue?
The physical address from vendors and guests is 18274 North HWY 1, Fort Bragg, California 95437.
The mailing address for everything else is P.O. Box 911, Fort Bragg, California 95437
Which vendors can I use?
You are welcome to select any vendor you wish. You are welcome to use kitchen. Remember it a long walk to tent pad, so I advise you not to replace kitchen tent with house kitchen.
Please provide a list of your vendors and their email addresses, so that I can send them directions to the property and contact information.
May I have the reception tent set up other than the tent pad?
No, the environment is delicate; preservation of the land is very important to us.
May I drive to the Ocean Bluff?
Yes, Vehicles may drive to the bluff but only to set up and remove equipment or off load firewood for beach.
Also, Vehicles may be used to drive elderly/disabled and bridal party to the bluff.
No vehicles to drive on bluff in conjunction with fishing or diving.
May I drive on the Ocean Meadow?
Vehicles may park temporarily up to the tent pad for the purpose of setting up and removing equipment, flowers, cake, caterer, etc. Please ask friends and family helpers to park on the circular paved drive way and not on the Meadow and allow service vehicles an exit.
Parking behind long hedge is OK.
Do I need parking attendants?
Yes, just 2 people to organize guests parking. Usually takes 1/2 hour. They need to place 3 barricades, 1 on concrete driveway in front of gate, so Charlotte entrance does not get blocked and another between Charlotte glass door and bedroom door to block road from traffic and 3rd on entrance to house (after all service vehicles leave).
Do I need to rent portable toilets for my event?
Yes. There are clean, light grey/black portable toilets available for rent, from either Thompson ‘s PortaSeptic or Fort Bragg Septic Service, both companies are familiar with the proper placement. Ask for a lighted one and for the disabled model. It is low to ground and roomy. You will require the following number of portable toilets: for up to 50 guests 1, more that …There is also a free-standing portable sink (2 basins) available. I believe there are models that have their own sinks inside.
There are also toilets mounted in a long trailer. They usually have a generator and require steps to access them. It is very expensive, but if that is very important to you it is locally available.
The bridal party and family can use the house bathrooms, but it is a bit of walk back to the house.
There is also a wheelchair ramp leading to hall bathroom from mud room.
Can I use hay bales on the property?
No. We tried a couple times, it is just just too hard to clean and costly to pick up the hay.
Can I have sparklers and fireworks, or guns on the property or down at the beach?
No, fireworks are prohibited. Your $1000.00 security deposit will be forfeited if you ignore this rule.
May I have a bonfire at the beach?
Yes, you may have a bonfire at the beach. Please create a fire ring of rocks or sand. Bring your own firewood down to the beach or wood allotment from fire pit. Different kinds of dried seaweed will produce different colors. Please pick up trash and do not take glass items down to beach. If you are using glass bottles, do not through them into the fire. People use other bonfire sites depending on the beach conditions and broken glass makes walking on the beach very dangerous.
You can also have after hours amplified music at the beach.
What is the music and noise policy?
As noted in the contract, amplified music must be turned completely off by 10pm. I ask that the speakers face South and they read no louder than 80 decibels at the speakers. The music policy is strictly enforced.
I also require the name and contact information of DJ, band or person in charge of the music be given to Charlotte ahead of time.
Observing the music policy is very important.
Security deposit will be forfeited if this curfew is broken; but you are welcome to continue the party down at the beach.
Can we smoke on the property?
Please, no smoking in the house. Charlotte has placed abalone shells are outside of house for the cigarette butts. Please provide cigarette receptacles at your reception site and at the ceremony site. You will be shocked as to the amount of work it saves your cleanup crew.
May I have a fire pit?
There is a fire pit and seating provided on the cement pad, near a water spigot and the hot tub. Portable fire pits are not allowed anywhere else on the property. The security deposit will be forfeit is the rule is ignored.
May I use a live flame candles and lanterns?
No, it is too dangerous. Please LED tea lights. I have seen a woman’s hair catch on fire from a votive candle in a restaurant. Our area is experiencing a long term drought and everything is very dry. (This summer, there were several fires started when a bride decided to honor her recently deceased grandmother with the lanterns that rose into the air by lit candles. The ocean breeze blew them back to land on neighboring properties).
The security deposit will be forfeited.
Should I consider additional lighting?
Yes, there are several places.
1. Make sure you kitchen staff has enough light, both inside and outside the kitchen tent. They will also need lighting for loading up their vehicles and washing dishes.
2. Make sure there is lighting to the portable toilets. This can be accomplished with LED votives placed inside white bags along a pathway. It will look quite pretty. Or consider a flood light, which can serve the kitchen staff as well.
3. You may hang anything from the trees, you would like, or create a path to the circular drive.
4. An LED light path down to beach is very helpful. LED votives last a very long time. One consideration is to place the votives in bags weighted with sand along a path . The votives lights can be switched on in the morning.
No tiki torches.
Are trailers, RV's, and tent campers allowed?
Yes, there is a limited amount of electrical outlets (2). The trees along the road to the house has been trimmed to allow RV’s and big truck’s.
There is a charge for each occupant/camper of $25.00 per stay.
Campers must use the outside portable toilets.
No fires are allowed at the site except at fire pit.
The camper’s area must be cleaned up afterwards.
Are pets allowed on property?
Yes, pets are welcome, but there is a pet fee of $25 .00 each per stay. The owners are responsible for droppings and their whereabouts. This is a rural area, there are skunks, bears and mountain lions (on occasion), deer, raccoons and porcupines. So, dogs running free or otherwise unsupervised is not a good idea.
There is a room in the house, the “mud room” with a screen and a glass sliding door where the dogs can stay during the day time. If your dog barks or whines at night this may bother people in the master suite in the adjacent room.
What about event garbage?
2 dumpsters must be rented for the wedding from Waste Management (707-964-9172) A 2 yd garbage & recycle dumpster when you place your order. An amazing amount of garbage is generated by the wedding events like the rehearsal dinner, and reception after the ceremony. This rental is mandatory, unless you have made other arrangements in advance. Cleaning up the site is your responsibility. Cigarettes butts, flower petals, scraps etc.
Vacation Rental Garbage?
There is one 96 gal Garbage container on the house’s back porch, as well as a 96 gal recycling containers. They are marked. There are garbage and recycle containers near the house and near the fire pit.
Black bags for trash and clear bags for recycling are provided. All trash but be bags, we even furnish bags doggie poo.
May I set a canopy or arch for the ceremony at the Ocean Bluff?
Yes, our weddings frequently have an arch, dais, canopy etc. placed at the bluff. If you secure anything in the ground, please fill in holes after its removal.
Do I need someone to help with parking?
Yes. In order to create the maximum parking spaces and an orderly exit, 1-2 parking guides should be available. Sometimes a shuttle bus is a good idea. Rex Smith 707-321-6655 Taxi/Shuttle or Mendocino Transit Authority
There is parking for 7 vehicles in front of the house. There is a barricade provided to block vehicles from driving on to the meadow. You need to place a barricade to be placed on the concrete driveway in front of wooden gate located just before house.
The fence gate will be closed during your stay, it provides access to Charlotte’s house and my apartment, but there is parking available in front of the barn for 10 spaces for staff, behind the gate, if needed. Please keep gate closed.
Is the on site water potable?
Our water supply comes from a well. It is very good. We are fortunate to have an ample supply of water. The house has a constant supply of hot water.
What do I do if there is a problem with the water?
If there is a water problem, please contact Charlotte 707-671-3370 texting. work’s best or landline 707-367-2519. Or knock on her door.
If you would like to trouble shoot, you are welcome to help resolve the problem.
The pump house is located across from tent pad. First thing to do is turn on the light switch. This determines if there is electricity. It has happened in past the guest in their attempt to turn off the hot tub, has turned off the electricity to pump house. The electrical box is located at far end on rock wall near fire pit, behind log seat.
We have also had guests leave water spigots on. One is located on the North fence line behind the hedge, near the tent pad. Another is located in the hot tub area close to the corner of the rock planter near a log seat near. A third one can be found along the house near the sliding glass door and close to the garage doors. A fourth water spigot can be found at back of the house next to the back-porch steps.
The pressure gauge is located near floor on left hand side near back. A little angled lever needs to be raised and held until gauge reflects constant pressure. When it reaches pressure, it will click. Double check gauge to see it holds the pressure.
There is a 1500 gal. tank next to well behind brushes. You can climb later to check the water level or just pat on tank. Rarely, the float has stuck and it over flows.
Is there Cell phone reception on the property?
Yes and No; it depends on the carrier. Cingular is best. Verizon works near the kitchen window and on the front and back porches and facing North. Cell incoming calls will ring inside house, but reception can be poor. Texting works best in or out of the house, and also in the Meadow. AT&T will not work.
Do you have WIFI?
Yes, WIFI works throughout the house and the house phone is for your use. The number is 707-962-3046
What should I know about the hot tub?
The hot tub is optional. There is a $75.00 fee. You will need to request it, at least a week in advance. A spa service turns the heat on and cleans for every visit. The setting should not be changed. Keep an eye on the water level. If it needs to be refilled, there is a hose at end of the rock wall near the adjacent log seat, you can use to refill.
Please do not use the hot tub to clean wet suits .
There are motion activated lights on both entrances to hot tub.

What is expected in way clean up the next day?
It is good idea to have a cleanup committee in place before the wedding.
A lot of energy goes into the wedding set up and the event, but there tends to be a lack of help to sort out the packing and cleaning up the venue.
You will have been charged for cleaning the house so that is not your responsibility.
The garbage policy is to be strictly observed.
If you have rearranged the furniture, please put it back the way you found it. Some of it is just too heavy for Charlotte to move back into place.
Be sure that all rented items are returned to tent.
Please walk around ceremony site, beach and reception area and pick litter and cigarette butts.
